仲量聯行料旺角商業地皮受發展商追捧

仲量聯行估價諮詢部資深董事區建強表示,新財政年度商業賣地表以旺角商業地皮最爲矚目,儘管近期香港爆發第五波疫情,影響商業地產,但該地皮毗鄰旺角東站,加上市區向來少有大型商業地皮供應,去年中環海濱地皮及銅鑼灣加路連山道地皮均以理想價售出,相信此地皮將受發展商追捧。 今年政府將推售13幅住宅地皮,焦點地皮之一是赤柱環角道地皮,區建強指,該地皮爲最貴重住宅地皮之一,位置較2016年售出的赤柱黃麻角道地皮優勝,可享海景,當年該地皮以每方尺樓價地價12,436元售出,但此地皮位置較月初售出的淺水灣南灣道地皮稍遜,樓面地價未必能再創新高。由於傳統豪宅區低密度住宅地皮供應罕有,疫情將無礙發展商的投地意欲。 至於政府在賣地及補地價條款中加入單位面積限制,他表示,政府若能提供明確指引,發展商便會按限制計算地價,280平方尺的限制屬合理水平,加上,政府已放寬1,200萬元或以下的置業按揭,兩項政策相輔相成下,不會影響發展商的投地意欲,並有助舒緩納米樓問題。
