中原城市領先指數CCL最新報185.25點,按周升0.03%。中原城市大型屋苑領先指數CCL Mass報186.92點,按周跌0.03%,連跌兩週共0.64%。CCL(中小型單位)報184.84點,按周升0.01%。CCL(大型單位)報187.32點,按周升0.14%。 中原地產研究部高級聯席董事黃良升指,去年11月香港出現Omicron新冠變種病毒,樓價走勢反覆回軟。近六週,CCL及CCL(中小型單位)4次齊跌2次齊升,分別累跌1.33%及1.41%。CCL Mass有5次跌1次升,累跌1.39%。CCL(大型單位)有3次跌3次升,累跌0.93%。四區之中,港島CCL_Mass近6周跌幅顯着,累跌3.93%。新界西CCL_Mass累跌0.98%,九龍CCL_Mass累跌0.23%,新界東CCL_Mass累跌0.21%。 他表現,隨着政府宣佈收緊防疫措施,估計樓價進一步回軟,CCL有可能結束於184點到186點反覆爭持,可能在新春前下試182點到184點。本週多個社區出現傳播,對樓價的影響將於2月下旬公佈的CCL纔開始反映。 另外,四區樓價二區升二區跌,各自反覆回軟。新界西CCL_Mass報175.12點,按周升0.41%。新界東CCL_Mass報199.77點,按周跌0.25%,連跌四周共1.48%。九龍CCL_Mass報181.55點,按周升0.08%,連升3周共1.47%。港島CCL_Mass報185.95點,按周跌0.45%,連跌2周共3.19%。
