中原:楼市已进入大牛市 料6月突破高位

差饷物业估价署3月楼价指数报388.3点,连升三个月,按月升0.8%,指数创20个月高位。今年首季,差估署指数累升2%,与中原城市领先指数同步。中原地产亚太区副主席兼住宅部总裁陈永杰表示,今年自农历年前,物业市场已呈现旺势,3月楼价指数反映了楼市升势持续,已进入大牛市。

陈永杰指,楼市利好基础因素不变,如低息环境,各国量化宽松,货币贬值,令资产市场持续受追捧,加上香港新冠肺炎确诊人数下降,令入市气氛进一步回升,3月份二手成交逾5,400宗,创八年新高,於成交量支持下,令楼价缓步向升。陈永杰预料,楼价於大牛市下,楼价将持续向升,中原城市领先指数CCL 於6月份有望突破历史高位,至190点,与现时约有5%的距离,至年尾更有机会冲破200点。

3月份差估署租金指数报174.8,较上月升0.6%,终止了三个月的跌势。陈永杰指,租金回升反映了经济复苏的带动,加上多个新屋苑入伙,亦有助拉高整体租金。疫苗接种,香港疫情亦渐受控,港府亦开始推出疫苗及旅游气泡,通关有望,相信日後海外学生及管理人员重返香港,将再次推高租金,料租金及楼价指数将再次同步上升。
