十大屋苑复活清明长假成交续活跃

复活节连清明节五日长假结束,十大屋苑成交继续活跃。中原地产十大屋苑上周末录得25宗成交,创三周新高,较对上周末录13宗上升92.3%,成交数字仍连续七星期企稳双位数水平。十大屋苑清明节及复活节五日长假期录61宗成交,继2012年62宗後创九年复活节假期新高。中原地产亚太区副主席兼住宅部总裁陈永杰表示,近日二手市场较一手市场畅旺,5日假期一手市场仅录得约200宗成交,买家於一手货尾觅盘,由於单位主要是千万元以上的中价物业,未能吸纳上车客源。中原指,二手成交则十分炽热,可承造高成数按揭的上车盘深受用家欢迎,嘉湖山庄5日假期录得13宗成交,成十大屋苑之首。

美联物业分行统计,复活节五天长假10大蓝筹屋苑合共录得约62宗买卖成交;刚过去的4月首个周末日合共录得约29宗买卖成交,按周急增约70.6%,重上20宗以上水平;按15大屋苑计算,复活节5天长假共录得约73宗成交,而周末日两天则录得约35宗买卖成交,按周升约75%。

另外,利嘉阁地产分行网络数据,於刚过去的周末10大指标屋苑暂录得25宗二手买卖个案,按周增加32%,创六周新高;复活节五天假期10大指标屋苑则合共录得62宗买卖。

至於香港置业旗下分行港、九及新界10大二手指标蓝筹屋苑於过去五天长假期最少共录40宗成交;单计过去的周六和周日,则录得约25宗成交,按周急升近五成,亦创下五十一周新高。10大指标屋苑中,共9个屋苑录得成交,以康怡花园录5宗表现最为理想,紧随其後的是西九四小龙、维景湾畔及新都城,各录4宗成交;其次为录得3宗成交的沙田第一城,以及录2宗成交的美孚新村;太古城、淘大花园及将军澳中心各录1宗。
