中原城市领先指数CCL报180.33点,按周跌0.33%。中原城市大型屋苑领先指数CCL Mass报182.48点,按周跌0.55%。CCL(中小型单位)报180.50点,按周跌0.34%。CCL(大型单位)报179.48点,按周跌0.30%。四大整体指数上周同样急升後,今周正常回软,但仍然高於各自的低位。CCL较前周低位178.59点高出1.74点、CCL_Mass高出1.44点、CCL(中小型单位)高出1.44点及CCL(大型单位)高出3.26点。
研究部高级联席董事黄良升指出,近四周计,CCL四大整体指数持续齐升齐跌,走势一致。即使今周齐跌,但四大整体指数仍比上一次低位高,每次高位亦比上一次高,走势显着向上。近四周计,CCL累升1.78%、CCL(中小型单位)累升1.49%、CCL_Mass累升1.17%及CCL(大型单位)累升3.37%,整体楼价向上趋势明显。在用家支持下,二手成交持续畅旺,相信楼价继续反覆向上。CCL目标挑战190点,期望2021年年中前後达到。
四区指数三升一跌,今周一升三跌,四区走势各自反覆。新界西CCL_Mass报168.65点,按周升0.48%。新界东CCL_Mass报192.31点,按周跌0.49%。九龙CCL_Mass报178.29点,按周跌0.54%,连升5周後正常回软。港岛CCL_Mass报184.13点,按周跌1.51%,走势持续一升一跌。近四周计,新界西CCL_Mass升幅显着,累升3.01%,跑赢九龙升幅1.66%、新界东升幅1.06%及港岛跌幅0.95%。相信新一轮升浪由新界西带领,逐步漫延至新界东及港九市区,分区楼价继续轮流上升。
