大埔滘段住宅地招标 华坊谘询料估值约5亿至6亿元
地政总署公布,大埔公路大埔滘段的住宅用地(大埔市地段第241号)今日(25日)开始招标,并於10月23日截标。土地面积约6.71万方尺,地积比1.5倍,最高可建楼面面积约10.07万方尺。地盘邻近鹿茵山庄,及樟树别墅的对面,将来发展商可拥有通往大埔公路的车道入口。
华坊谘询表示,今次招标的地盘不但形状不规则,地盘中间更建有一幢两层半的村屋及一小片空地,该地盘後面的一部分地又列为不可建筑,增加日後发展的难度。由於是次地皮规模不大,可吸引大、中型发展商入标,估值约5亿至6亿元,每方尺楼面地价约5,500至6,000元。
