利嘉阁按揭代理建议非住宅物业按揭成数进一步放宽至六成
金管局昨日(19日)宣布,放宽非住宅物业按揭贷款的逆周期宏观审慎监管措施,按揭成数上限上调至五成。利嘉阁按揭代理董事总经理黄咏欣指,是次放宽措施有纾缓作用,对於做生意有资金需要的人士,或更易利用手上铺位或工商物业套现周转,但要留意,现时非住宅物业估价下调幅度比住宅深很多,交投亦非常淡静,即使金管局是放宽按揭成数至50%,亦未必能抵销到估价下跌带来的影响。
黄咏欣建议,应再放宽非住宅物业的按揭成数至60%,与住宅物相同,同时供款年期亦可放宽至30年,这样才对近期受影响资金周转不灵的做生意人士有显着的帮助及有纾困的效果。
