汇丰:料今年余下时间住宅楼价跌4-9% 看好长实(1113.HK)等股
汇丰研究发表报告表示,随部分防疫措施于5月逐步放宽后,新鸿基地产(0016.HK)及恒地(0012.HK)等发展商恢复推出新盘,惟市场反应各异,当中新地的天水围Wetland Seasons Park第2期首批200伙中售出96%,而永泰地产(0369.HK)旗下屯门新盘OMA by the Sea于过去周末仅售出108伙中的36%。
报告补充,即使近期二手市场交易量有所回升,但楼市尚未稳定下来,该行认为楼市仍有下行压力,楼价今年至今下跌1%,预料今年余下时间楼价将进一步下跌4%至9%。于本地地产股中,该行看好长实(1113.HK)及新世界(0017.HK)主因其业务多元化的因素,相信在具挑战性的环境下,业务持续增长,均予买入评级,目标价分别为57.6港元及12.7港元。该行表示,地产股板块下行空间有限,因评级大致已被下调及目前估值已见吸引。
