格隆汇 3 月 19日丨三盛控股(02183.HK)公布年度业绩,截至2020年12月31日止年度,公司收入总额为人民币87.79亿元,同比增长275.53%;毛利为人民币24.98亿元,同比增长182.76%;公司权益股东应占年内溢利为人民币8.09亿元,同比增长1927.86%;基本每股盈利为人民币1.65元,拟派末期息每股人民币0.20元。

2020年度,物业销售收入录得约人民币86.46亿元,此乃主要来自位于成都、福州、济南、宁德、青岛及漳州的七项物业交付。物业销售收入大幅增加乃主要由于相较2019年,更多物业竣工并交付所致。

董事认为,集团于2020年的整体经营状况良好,财务状况持续稳健,并于年内录得可观的物业销售收入及毛利。于2020年12月31日,签约销售额约为人民币241.28亿元,签约销售建筑面积估计约为195.34万平方米,为集团未来已确认收入的增长提供稳固基础。

在三盛集团的支持下,集团在回顾年内有序落实战略布局,在具备较强经济活力的城市积极物色物业发展项目,避开被政策严格限售限价调控的区域,积极参与各项土地招标,丰富了集团的土地储备,为今后物业发展业务的开展打下了坚实的基础。

于2020年年初,COVID-19疫情所带来的短期冲击对中国内地包含房地产业在内的各行各业的经营及财务状况产生了不少影响。对此,集团已积极布局安排,采取了一系列应对的措施,包括主动调整业务规划,保障现金流安全;利用非接触形式的线上创新营销模式,实现销售的完成;关注政府出台的针对疫情的帮扶政策;并发掘对中小型、项目型的房企的收并购的机会等。

集团的物业投资组合包括九个位于香港及中国内地的投资物业。位于哈尔滨、青岛及成都的投资物业已全数出租,位于福州及扬州的投资物业只有部份出租。集团会不时检讨投资物业组合,并采取各种措施着力提升租金回报水平。

于2020年12月31日,集团合共有52个持作销售、开发中及持作未来开发的物业项目。土地储备总占地面积约为335.00万平方米,规划总建筑面积约为956.68万平方米,其中按集团股本权益计算应占666.99万平方米。

此外,于2020年12月31日,集团的现金及现金等价物合共约人民币73.86亿元(2019年12月31日(经重列):约人民币16.89亿元)。

集团将继续依托三盛集团的品牌、专业经验和优秀团队的支持,以收购合作与公开拍地并举的原则,积极获取优质土地储备资源。同时集团将保持在产业与地产联动的模式探索,并推动与第三方产业合作的开发模式,根据不同区域的市场变化及当地业务发展,进一步提升土地获取的数量和质量,满足未来发展需要。

2020年,集团已实现布局”长三角区域”、”海西区域”、”环北京区域”、”山东区域”、”川渝区域”、”大湾区区域”等中国经济活力强劲的区域获取多块土地启动住宅及商用物业开发,并保持在实现布局的区域规模扩张,进一步提高所在区域的业绩贡献率。
